Inspected three rooftop HVAC systems. Found a failed 40/10 µF dual run capacitor on a Goodman electric package unit. The failed capacitor had leaked, preventing the compressor from starting and causing the condenser fan motor to run backward. Replaced the dual run capacitor and verified normal cooling operation. Cleared a clogged condensate drain on a second rooftop unit and reattached a disconnected drain line on the third unit. Verified that all three systems are draining properly. Recommended quarterly commercial HVAC maintenance to help reduce drain blockages, electrical failures, and unexpected cooling interruptions.

Performed HVAC maintenance and cleaned a heavily soiled outdoor condenser coil. Found compressor wiring rubbing against copper tubing and protected the worn section with electrical tape. Also found coil-cabinet insulation separated on both sides and resecured it with spray adhesive.
